Hello! I'm Esme, 33, and I work for an arts charity and research centre in London.

I'm looking for a friendly, easy-going flatmate to move into a bright double room in my lovely first-floor Warner flat. You'll be sharing with me and my very sweet cat, Gus, so it's important that you're happy living with a feline friend!

The room is a large double (3.5m x 3.5m) and can be furnished, part-furnished or unfurnished depending on your needs. Whilst there isn’t a shared livinf room, the flat includes a large kitchen/diner (perfect for a morning coffee or dinner!), bathroom, and a shared garden.

The garden is definitely one of the best things about the flat. It is shared with a lovely downstairs neighbour, although they rarely use it, so it's more of private outdoor space. It's perfect for sunny afternoons or having a glass of vino of an eve.

Bills come to around £160 per month each.

Location-wise, the flat is just a 5-minute walk from Lea Bridge Station, with Stratford and Tottenham Hale only one stop away. The flat is also right next to Walthamstow Marshes and lots of beautiful riverside walking routes.

Hybrid working is absolutely fine, but I'm ideally looking for someone who doesn't work from home full-time.

I'm looking for someone who is warm, considerate and tidy and someone who's interested in creating a friendly home environment rather than simply sharing a space. It would be great to occasionally have a chat over a cup of tea or get a drink at the pub!

Spacious furnished double loft room in Higham Hill, Walthamstow - with the wetlands and Blackhorse Lane beer mile at the end of the street. 16 mins walk (or a short regular bus) to Blackhorse Road station with the Victoria Line and Suffragette line. The house is 3 storey, has a nice garden and an open plan kitchen/living as well as a front room with a tv - but this room is often overrun with washing in the winter! Its also warm with double glazing.
