What are letting agent fees, and what can they legally charge?

Since the Tenant Fees Act 2019, letting agents and landlords are banned from charging most upfront fees to tenants - things like "admin fees" or "referencing fees" are now illegal in most cases.

What agents/landlords can still legally charge:

• Rent
• A refundable tenancy deposit (capped at 5 weeks' rent for annual rent under £50,000)
• A refundable holding deposit (capped at 1 week's rent)
• Fees for late rent payment or lost keys if specified and reasonable
• Fees to change or end a tenancy early if you request it

If you're asked to pay an "admin fee" or similar upfront charge to view or apply for a property, this is very likely illegal - you can report it to Trading Standards.
