What is a gas safety certificate?

A gas safety certificate (officially a CP12 or Landlord Gas Safety Record) confirms all gas appliances, fittings, and flues have been checked by a Gas Safe registered engineer within the last 12 months and found safe.

Your landlord is legally required to:

• Provide you a copy before you move in (or within 28 days for existing tenants)
• Renew this check annually
• Keep records for at least 2 years

Why this matters beyond box-ticking: faulty gas appliances are a genuine safety risk, including carbon monoxide poisoning. If a landlord can't or won't provide a current certificate, treat that as a serious red flag.
