What are fixtures and fittings?

Fixtures and fittings refers to the contents of a rental property - things like light fittings, carpets, curtains, kitchen units, and (if furnished) furniture.

Why this matters in a flatshare: what counts as "included" varies a lot between listings, and it directly affects both your move-in costs (do you need to buy furniture?) and your deposit at move-out (damage to fixtures and fittings is one of the most common sources of deposit disputes).

At move-in: check the listing and inventory carefully for exactly what's included, and photograph the condition of everything on day one.
