What does EPC rating mean?

An EPC (Energy Performance Certificate) rates a property's energy efficiency from A (most efficient) to G (least efficient). Landlords must provide a valid EPC before letting a property, and in most cases it must meet a minimum rating (currently E).

Why it matters to you: a lower-rated property is likely to cost more to heat and have higher energy bills - worth factoring into your budget alongside the headline rent, especially if bills aren't included.

Ask to see the EPC before committing if it isn't already in the listing - it's a useful, objective way to estimate ongoing running costs.
